About Us

Belmont Bay is a growing (although slowed by the recession) community bordering the Occoquan River in Prince William County with a planned capacity of 1873 residential units and a mix of office and retail.  There are currently 1072 dwelling units consisting of condominiums. single-family detached, and townhouses.

We are located halfway between Fort Belvoir army base and Quantico Marine Base, providing convenient access to both.  We are adjacent to the Occoquan Bay National Wildlife Refuge and minutes away from the historic small town of Occoquan, with its charming shops and restaurants, and the Potomac Town Center featuring upscale stores and Wegman's.  Many people enjoy the prices at nearby Potomac Mills.  Bordering the river is a segment of the Potomac National Heritage Trail.  Watch out for flying fish! Sometimes an osprey or eagle will release its cargo.

George Mason University is in the construction of building a 50,000 square foot facility called the Potomac Science Center.  It will house the Potomac Environmental Research Center, the Geoinformatics Training and Research Center and a Public Outreach Program.  Occupancy is planned for June 2016.

Amenities include a Virginia Railway Express and bus station, full service marina, swimming pool, a tot lot, four tennis courts, and a banquet facility.

Our Social Committee provides a variety of events throughout the year.  A few recent examples include live concerts, an outdoor movie at the pavilion, wine tastings, yoga, water fitness and the Belmont Bay Belmont Stakes 5k.
